Our signature Glen Street Supported Staging System is a series of services designed to holistically address the strategic, tactical, and emotional (yes, emotional) aspects of staging. We provide you with continuous support throughout the staging process, creating a highly profitable home staging experience that’s actually enjoyable.

STEP 1: ASSESSMENT

Often called a “consultation” in the home staging world, the Assessment is the starting point of the Supported Staging System and the foundation for a successful home staging project. If you’ve been living in your home for any period of time, you need an assessment to identify exactly what needs to be done to stage your home for sale. Our assessment includes:

  • A 2-hour in-person or 1-hour virtual assessment (with extensive review of client-provided photographs prior to our meeting) of your property through the lense of current market conditions and buyer psychology

  • A detailed market analysis of your home in relation to others in your local area to guide us in making smart staging decisions.

  • Specific recommendations for staging each room of your house. We’ll only recommend what we know will provide you with a positive ROI for your staging project.

  • A complete written report of our recommendations, including identification of your target buyer, to give you actionable steps and clear direction for your home staging project

  • Our Glen Street Client Care Package, delivered to your door (yes, it’s a real thing you can touch and feel and roll around with it you want - go on, we won’t judge), chocked full of tips, tricks, and home staging goodness. It’s pretty awesome, if we do say so ourselves.

 
 
 
 

STEP 2: CONCIERGE SUPPORT

Part staging expertise, part project management, and part coaching (because: transitions), we’ll provide you with the project management and coaching you need to complete your recommendations for repairs, upgrades, and packing both quickly and efficiently. This prevents the gap traditional staging firms leave between consultation and home staging services when homeowners are typically left on their own to get everything done. Experience shows us support at this stage is critical to avoiding overwhelm and ensuring the staging project moves along smoothly. In Step 2, we will:

  • Design manage your custom staging plan (we love project management!)

  • Formulate and manage your staging budget - because it’s all about the ROI

  • Manage our vetted trade professionals on your behalf (think: painters, carpenters, cleaners, etc.) including obtaining quotes, scheduling, and overseeing each project

  • Meet with you for weekly 30-minute virtual “lunch dates” until your home hits the market.

  • Provide you with unlimited email support until your home is under contract (during normal business hours).

  • Source any needed fixtures, furnishings, and staging accessories

  • Provide you with checklists, handouts, tips, and tricks for easy Open House prep and staged home maintenance

  • Provide weekly email status updates to your agent to keep everyone in the loop.

  • Grant you access to our Glen Street Portal to keep us all organized and on target.

STEP 3: STYLING

Once the work from Phase 2 is complete, we’ll style and stage your home to perfection, bringing your home to life by styling it to appeal to the masses while connecting personally with your target buyers. These finishing touches aren’t just fluff -, they’re critically important in swaying buyer perceptions of your home. Step 3 includes:

  • Up to 8 hours of professional, on-site staging, using our expertise to execute the styling portion of your staging project plan.

  • Staging + styling of all rooms in your home using your own furniture and furnishings.

  • Placement and arrangement of small furniture and accessories.

  • Creation of emotional connection points throughout your house to help potential buyers fall head over heels for your home - because big love = big offers!

  • Incorporation of methods for simple maintenance. No joke - living in a staged home isn’t fun, but we can make it a little easier for you and your family.

STEP 4: ON-TREND FURNISHINGS

This is where the magic really happens! We’ll amplify your potential return by incorporating fresh, on-trend, cohesive furnishings to elevate your potential buyers’ perceptions of your home - without the need for you to go out and buy a whole house-worth of stuff. We’ll utilize items from our curated staging rental inventory to highlight your home’s best attributes and create the aspirational look buyers are drawn to. Our inventory is carefully selected to compliment a wide variety of furniture styles, allowing it to blend seamlessly with your existing pieces. Step 4 includes:

  • Selection of item from our curated staging inventory to compliment as many of your own pieces as possible.

    • HOME REFRESH package includes only accessories (decorative objects, pillows, rugs, art, etc.)

    • HOME TRANSFORMATION package includes furniture + accessories

  • Planning, delivery, setup, and removal of all rental items to and from your home

  • Purchase, delivery, and setup of any agreed-upon and necessary staging accessories not in our inventory for sanitary purposes (things like bath towels, linens for beds in daily use, etc.)

  • Purchase options for almost all our inventory items - if you love it, we can usually find a way for you to keep it!

  • Note: Steps 3 + 4 are delivered together as a single staging day and create a layered approach to styling your home. Together, they’re like sprinkling fairy dust on your home.

+ HOW MUCH DOES THE SUPPORTED STAGING SYSTEM COST?

Great (and very expected) question! The Supported Staging system is priced based on the number of rooms in the home, the type of staging needed in each room (occupied or vacant) and the luxury level of the house. Additionally, other factors contributing to the complexity of the staging could impact the price. We'll clearly spell out exactly how the price is calculated in your quote. + WHAT MAKES A ROOM "OCCUPIED" OR "VACANT"?

Vacant rooms are rooms in which we bring in everything, from soup to nuts. Occupued rooms contian a mixture of the owner's furnishings and those from our inventory. In a home where the current owner will live in the home throughout the selling process, we typically utilize a mixture of vacant and occupied staging plans based on each room (asking the owners to limit themselves to only the rooms deemed as occupied for the duration of the staging). In homes that are completely empty before we stage, every room is considered to be vacant. We will clearly spell out which rooms in your home would be staged as "occupied" vs. "vacant" in your custom staging quote.

+ DO I HAVE TO PURCHASE THE WHOLE SYSTEM? CAN'T I JUST HAVE YOU BRING IN THE FURNISHINGS?

We beleive strongly in our business model and have seen dramatic success with our clients when we stick to it. Therefore, our services are not modular and are sold as a complete system. However, if you have a unique circumstance that would warrant a different approach, let's chat - we are willign to be flexible on this in the right situations.

+ DO YOU OFFER JUST ASSESSMENTS?

Yes, we do! Our staging assessments are the one part of our sytem we offer as stand-alone packages and are offered at a flat rate of $500. Should you choose to contract with us for the compelte Supported Staging System after your assessment, your assessment fee can be applied in full to your staging fee.

+ DO I REALLY NEED THIS? CAN'T I JUST STAGE MY HOME MYSELF?

Of oourse - DIY staging is always an option. If you have the time, patience, and skill to complete the needed tasks, almost any improvements you make will have a positive impact on buyers. However, even in these situations, a professional stager's advise is invaluable. A stager can help give you the direction you need to make the changes in your home that will most improve your ROI and keep you from making costly mistakes - you can then take your stager's advise and DIY the recommended changes. + HOW LONG DOES IT TYPICALLY TAKE TO GET A STAGED HOME ON THE MARKET?

The time frame varies widely based on the amount and type of staging needed. If there aren't many updates needed, it is reasonable to expect you can be ready to list your home wihtin a month of your staging assessment. If there are multiple improvements needed to stage your home for top dollar, expect those chagnes will take at least a couple of months. We will always work to have all work completed as quiclky as possible as we realize time is money for you - and we don't want you incurring carrying costs for even a moment longer than necessary.
