step 2: consultation + proposal
Consultations and proposals ALWAYS come after the discovery call, when we will typically recommend a staging consultation if your home is occupied, or move right to the proposal phase if the home is vacant. We approach the consultation as a complete service in and of itself, providing a detailed list of everything we feel needs to be done to sell the home for the greatest possible profit. A proposal for recommended additional staging services will be provided following the consultation.
Staging Consultation

A 1 hour walking consultation to identify the changes needed to effectively market the home for a top dollar sale.
Staging Blueprint
Starting at $500
A 1 hour consultation with a comprehensive written report, complete with a clickable shopping list of suggested staging enhancements customized to the listing.

No Charge.
step 3: staging
As a result of the information gathered through the consultation process, we will suggest the staging approach that will yield the greatest results while remaining within your budget and fitting within your moving plans. All stagings are priced by the room, with minimums based on the level and complexity of the service. Vacant an Integrated staging proposals include options for 30, 60, or 90 days of rental; however, we recommend clients plan for a minimum of 2 months of rental to ensure staging remains in place until all contingencies have been removed.
Occupied Staging
Starting at $700
A hands-on approach for staging and styling homes for maximum profit when the seller remains in place throughout the listing process. We’ll spend a half or full day (or two) in the home, whipping it into photo-ready shape.
Integrated Staging
Starting at $1500 + delivery
A custom solution for select clients with updated furnishings who wish to use some of their own furnishings and supplement with items from our luxury staging inventory. Integrated Staging creates a vacant staged look in an otherwise occupied home.
Vacant Staging
Starting at $3500 + delivery
A comprehensive home staging and marketing strategy for unoccupied homes, including full access to our curated inventory of luxury staging furnishings.
step 4: staging removal
Once you home is under contract and all contingencies have been removed, we will come back to your home with our white-glove team to remove all rental items, if your staging package included inventory rental. Per all staging contracts, we require 7 business days’ notice for all removals.
